Markets: Building and property
Building and property markets are no longer driven exclusively by commercial imperatives. In today’s world, successful building projects call for an ability to tackle the challenges of urbanism, an innovative approach to sustainability issues and a high level of responsiveness to structural and environmental needs. At SEMF, we strike the difficult balance between these competing missives.
A major player in the building and property sector, SEMF has helped shape city skylines and dramatically improved the quality of living and working environments around the country. We’ve built healthcare facilities that combine state-of-the-art medical technology with the most progressive models of care and expansive commercial developments that help our partners achieve economically versatile and sustainable outcomes. Our building engineering capacity is characterised by technical and design expertise – qualities that help us enhance the performance of a building or attract prospective investors in an increasingly tight funding market. And whether for maximum-security military bases or high-capacity industrial plants, we’re positioned at the vanguard of technological innovation and change.
SEMF is also highly attuned to the sustainability mandates of occupants and legislators and the problems that stem from rising populations and climate change. This demand is addressed by a growing array of retrofit solutions that significantly improve building performance, consumption rates and resident comfort.
SEMF believes that solid communication and a collaborative approach is key to the success of a building project – a focus that sees that our work closely respond to the challenges of developers and major partners.
Our major building and property sectors include:
Civic
Government bodies are charged with balancing conflicting priorities while making the best use of public funds. As a consequence, civic and public works projects call for effective cost management and capital planning and an approach that paves the way for a more cohesive community infrastructure. As a trusted public sector partner, SEMF has spearheaded civil and building engineering projects that have become valuable public assets and set the impetus for community development and growth. At SEMF, our technical, building and engineering expertise help us respond to the sector’s highly specialised demands. We can provide maintenance and facilities management for high school laboratories and science departments or design state-of-the-art tertiary research centres that serve as national hubs for knowledge and learning.
Although our educational projects might be diverse, they share an emphasis on best value, performance and future use.
Healthcare
Technological advances, research discoveries and demographic shifts are creating a new paradigm for successful healthcare. For SEMF, these changes are shaping an approach that addresses the future needs of the sector as well as the ongoing evolution of medical institutions and providers. At SEMF, we work with investors, practitioners, healthcare providers and contractors to build facilities that combine state-of-the-art technology with global best practice. We bring commercial acumen and technical expertise to these relationships, a combination that helps our partners achieve both economic versatility and sustainable results. SEMF’s slate of healthcare projects varies dramatically in scope and breadth. This diversity is reflected in our construction of a new residential aged care unit at the Portland Hospital and the five-story extension to the Royal Hobart, for which we provided mechanical, electrical, communications and hydraulic services. In the last six years, SEMF has successfully delivered multiple hospital extension and refurbishments – a record that seals our status as a provider of world-class medical facilities. We have built this foundation through projects such as the Brunswick Private Hospital, the Frankston Private Hospital and the psychiatric intensive care unit at Melbourne’s premier healthcare facility The Alfred.
High technology
The acceleration of technology has seen customers evolve at a rapid pace. This shift has seen industry grapple with drastic shifts in the market, creating an urgent need for scalable and flexible infrastructure. At SEMF, we are positioned to help our partners succeed in an increasingly networked world.
We collaborate with the organisations, technology and science providers that are championing innovation and change, and work with them to build commercially sustainable data centres and telephone exchanges that are agile, reliable and secure. We engineer laboratories that draw on revolutionary robotics technology such as the antibodies facilities for Monash University, set to be the largest in the world, and design mail centres that respond to data pressures and the need for greater security and connectivity.
Our expertise ranges from project management and the implementation of security systems for the country’s biggest data and telecommunications providers to energy-saving solutions for leading scientific organisations and research firms. Whatever the context, we empower our partners to address new challenges and actively anticipate future demands.
Industrial
More than ever, the industrial sector is driven by technological evolution and shifts in consumer demand. This has strengthened the imperative for buildings that respond to highly specialised operational needs as well as sustainability agendas and specific geographical and environmental contexts. SEMF works with industrial partners across a range of market sectors from food manufacturing and product processing to electronics, energy, water and waste. Our combination of technical ability, design skills and commercial acumen allows us to offer versatile, comprehensive services, whether for processing plants and warehouses or mobile transport facilities and cold storage. At SEMF, we collaborate with clients who are on the forefront of industrial innovation and help them realise solutions that streamline operations while optimising profitability. We have delivered redeveloped production control systems for household names such as Cadbury and overhauled Dairy Farmers’ production capacity by installing a new filling and packaging line and conducting wide-scale plant upgrades. SEMF offers solutions for manufacturing plants, industrial processes and logistics along with niche offerings such as fire engineering, seismic design and sustainability consulting.
Office accommodation
In the last few years, rising populations and increased economic uncertainty has sparked demand for office accommodation that combines structural efficiency with best value. Developers are seeking commercial solutions that make the most of potential floor space and better leverage available land while employers are striving towards cost-effective work environments that help them attract and motivate the best talent.
SEMF has partnered with a host of blue-chip clients searching for premium office space in Australian cities and works with them to create workplaces that are sustainable, people-focussed and highly profitable. Our expertise has seen us successfully deliver a range of office accommodation projects from high and low-rise buildings in the country’s major financial hubs to multi-purpose headquarters for local, state and federal government staff.
Our office accommodation projects are shaped by collaboration and conversation with our partners and stakeholders and are driven by versatility and a highly responsive approach to design. We use high-tech modelling techniques to capitalise on usable space within the physical limits of the building and construct commercial developments that are focused firmly on longevity, energy-efficiency and the ability to absorb functional change.
Recreational
World-class recreational spaces demand a bold and imaginative vision but they also call for strong commercial acumen and precise execution. At SEMF, we deliver on all these fronts. We work with leading developers, event organisers and stakeholders to design spaces that have become sporting and cultural landmarks while sparking investment in regeneration, infrastructure and community. From stadiums and grandstands to swimming pools, gyms, racing tracks and athletics fields, our sporting venues share the ability to facilitate winning performances as well as compelling visitor experiences. Our work on Melbourne’s Telstradome is a case in point. SEMF developed a sophisticated control system for the stadium’s moving roof – a technically challenging feat that has since contributed to the site’s iconic status. However, SEMF’s recreational expertise is not limited to the sporting arena. We also deliver the technology to preserve cultural assets for future generations. An example of this is our design of the climate management system for the Queen Victoria Museum and Art Gallery in Launceston – an achievement that saw us resolve the competing issues of object conservation and energy efficiency.
Residential
Across Australia, rising populations have seen space premiums reach an all-time high – a fact that calls for an inventive and sustainable approach to residential design. We believe that a smarter approach to home building can escalate living standards, deliver best value to developers and foster a community-driven infrastructure and this reflexivity also drives the relationships we’ve built with our project partners. SEMF works with the country’s top developers, investors and architects on residential projects of all types. These range from small-scale private dwellings and mixed-use housing complexes to multi-storey towers designed for high-density city living. Our residential expertise also extends to the hospitality and tourism sector, where we have shaped youth hostels and boutique accommodation as well as sought-after luxury hotels. At SEMF, we’re firmly committed to sustainability thinking and are on a quest to understand how residential buildings can respond to future needs. We often take on projects that put us at the cutting edge of sustainability issues and always design with energy performance and carbon reduction in mind.
